Whether you are new to renting or an experienced tenant, the process of moving and settling into a new property can be exhausting both physically and mentally. That’s why we have put together some simple tips and guidelines to hopefully make your rental journey more pleasant.


Searching for a Property
Finding your property online
Finding the most suitable property for yourself or your family should be the number one priority when it comes to renting. Look at factors such as price, location, size, fixtures and amenities, noise and neighbourhood, and accurately visualise your life inside the property. Doing this can minimise your chances of discovering the property to be unsuitable after signing the lease.

Attending an inspection
Always, always attend an inspection for the property you are considering! This is the easiest and most accurate way for you to determine whether the property is suitable for you.
Ensure that you book an inspection time or contact the agent if you would like to inspect a property. By registering for an inspection, you will be informed of any updates, changes, or cancellations for your appointment.
Under circumstances when you really can not get to an inspection, please contact us or the agent to organise a video inspection.
Submitting your application
The fastest and easiest way to apply for a property listed online is through Ignite using the Apply Online feature. Prior to applying for the property, please ensure you have conducted your own enquiries, with your preferred supplier, regarding the availability of NBN or any other service you may require.
Documents required for the application:
1) 100 point ID (1 document from Section A, 2 from Section B and 2 from Section C)
Section A: Passport, Australian Driver Licence, Proof of Age Card
Section B: Birth Certificate, Citizenship Certificate, Centrelink Card, Medicare Card, Student Photo ID, Immigration Visa
Section C: Council Rates Notice, Motor Vehicle Registration, Telephone Bill, Electricity Bill, Credit Card Statement, Gas Bill, Tenancy History Ledger, Rental Bond Receipt, Previous Tenancy Agreement, Last 4 rent receipts
2) Last 2 payslips and latest bank statement for Employed applicant,
Latest bank statement, group certificate, tax return and/or Accountant’s Letter for Self-employed applicant.
Latest bank statement and Centrelink statement for Not employed applicant.
Applicant(s) may require a guarantor if the total household income falls below the income threshold (3 time the weekly rent). When applicable, the guarantor will need to co-sign the lease agreement.

Accepting the lease
When your application has been accepted by the landlord, the General Tenancy Agreement and the Bond Lodgement Form will be sent to your email via Docusign. This is an online program which enables you to sign the documents from your computer or phone.
Once you have read through and signed the General Tenancy Agreement and the Bond Lodgement Form, a payment of the bond (refer to the General Tenancy Agreement) and the first 2 weeks of rent in advance will be required to secure the tenancy.
The General Tenancy Agreement, or the lease, is a legal binding contract between the tenant(s) and the landlord so make sure you read the it carefully and don’t hesitate to ask any questions you may have.
Moving In
Before you start moving into your new home, you will be given the Entry Condition Report in your handover pack. Please ensure that you record the condition of the property and return the document within 3 business days. It is important to take your time and inspect the premises carefully and take photos if necessary. Check that all appliances are working and note the condition of any walls, windows, floorings, upholstery, and the standard of any lawn or garden area.
A copy of the finalised report will be sent to you via email. This document records the original condition of the property and can be used as reference if anything happens.
